Standard site-built homes use 12" rough-in. So do manufactured homes, but bowl profiles differ. Every complete toilet here drops in without cutting the floor.
Most repairs come down to one component. Fill valves, flush valves, ballcocks, and wax seals stocked to service the tanks and bowls already in your home.
Older manufactured homes were fitted in white or bone. We carry both. Replacing a seat or bowl in the wrong color stands out immediately.
We are a mobile home supply source, not a general plumbing store. Our staff can identify the right part from your description before you order.
Most toilet problems are a single part. Ordering the wrong one wastes money and time. These four checks tell you exactly what you need before you add anything to cart.
A toilet that runs constantly has a failed fill valve or a worn flapper on the flush valve. A toilet that will not flush or flushes weakly has a flush valve problem. Neither issue requires a full replacement. Repairing individual components with an under-$10 flush valve or an under-$20 fill valve saves you hundreds compared to buying a full new porcelain fixture.
Water pooling on the floor around the toilet base means the wax seal has failed. The wax seal tracks the drain connection between the bowl and the floor flange; it compresses exactly once and will not reseal if disturbed. A failed wax seal is a simple, highly affordable under-$5 fix. Left unaddressed, water wicks straight into the subfloor, causing structural rot that multiplies repair costs fast.
Hairline cracks in the porcelain do not heal. A cracked tank can be replaced independently using the Tank and Lid Sets without replacing the bowl. A cracked bowl requires a full bowl replacement. Confirm your rough-in measurement before ordering. The bowls here are built for 12" rough-in, which fits most manufactured home bathroom layouts.
Mobile home toilets came in white and bone china. These are not interchangeable colors. If you are replacing only a seat or tank lid, order the color that matches your existing bowl. White reads bright and cool. Bone reads warm and slightly cream. Check in natural light before ordering. Parts cannot be returned once installed.
The rough-in measurement is 12 inches in most mobile homes, the same as standard residential construction. Where things differ is bowl height, seat profile, and color. Bone china is standard in older manufactured homes and is not widely stocked at general plumbing suppliers. White and bone are both available here, along with the seats, tanks, and repair parts sized for manufactured home bathroom configurations.
A standard residential toilet with a 12" rough-in will fit most mobile home bathrooms in terms of drain alignment. The issue is clearance. Manufactured home bathrooms are often smaller, and a full-size elongated residential bowl can interfere with the door swing or leave no working space around the fixture. The bowls on this page are sized for the footprint of manufactured home bathrooms and confirmed for 12" rough-in.
Yes. Mobile home toilets connect to the same drain and septic systems as site-built homes. Standard toilet paper is fine. The only exception is if your home is on a holding tank or an older small-diameter drain line. In that case, single-ply or septic-safe paper puts less stress on the system. If you are unsure about your drain line size, call us before ordering.
Round bowls take up about 2 inches less front-to-back depth than elongated bowls. In a small manufactured home bathroom, that difference matters for door clearance and standing room. The ADA toilet on this page uses an elongated bowl with a taller seat height, which works well in larger bathrooms or for households where comfort height is a priority. Measure your available floor space before choosing.
ADA-compliant comfort height toilets measure between 17 and 19 inches from floor to seat, compared to the standard 15 inches. The White ADA Compliant Toilet on this page meets that specification. For reference, a standard chair seat is about 17 inches. Most seniors and taller adults find comfort height significantly easier to sit down on and rise from. If the toilet is being replaced as an accessibility upgrade, confirm your floor clearance allows for the slightly larger footprint of a comfort height bowl.
The flush valve size refers to the opening at the bottom of the tank that releases water into the bowl during a flush. Most older manufactured home toilets utilize a 2-inch valve. Newer models or high-efficiency replacement tanks use a larger 3-inch valve for a faster, stronger flush. Check the valve currently in your tank before ordering: drain the tank, remove the flapper, and measure the opening diameter directly. We stock both standard and high-flow variants at highly affordable, low-cost prices. If you are not sure what you are looking at inside the tank, call us with your tank model number and we will identify the valve size for you.
Some licensed plumbers decline manufactured home work because the plumbing systems differ from site-built construction. Lower floor clearance, different drain configurations, and plastic supply lines require specific fittings. A general plumbing supplier may stock the wrong connector diameter or fitting type. Our staff has been working with manufactured home plumbing configurations since 1994 and can confirm part compatibility before you order: 1-800-368-6208. Ordering the correct part before a plumber visits also shortens the job and avoids a second trip charge.
Yes, if the bowl is undamaged. The Tank and Lid Sets on this page are sold separately and fit standard bowl connections. You will need to match the color (white or bone) and confirm the bolt pattern on your existing bowl before ordering. If the tank cracked but the bowl is sound, a tank swap is significantly cheaper than a full replacement. Call us with your existing bowl model if you are unsure which tank set fits: 1-800-368-6208.
